A payment portal is not the only California rent-payment question
An online portal may be convenient, but a provider's preferred method is not necessarily the only method California law permits. Ask about available alternatives, fees and receipts while keeping the duty to pay on time in view. A disagreement about the payment channel should not become an avoidable missed payment.

Ask which alternatives are available
The DRE guide explains that landlords normally must allow at least one payment form that is neither cash nor electronic funds transfer. That can make a portal-only or cash-only instruction a question to clarify rather than a settled requirement. The guide also notes that, since 2025, a landlord cannot charge a fee for choosing to pay rent or a security deposit by check. Ask for the actual accepted method, payee, delivery location and timing. Do not assume that an alternative exists merely because the lease mentions payments in general.
Keep exceptions and timing visible
The guide describes a limited cash-payment exception following a dishonoured check, with written-notice and time restrictions. A provider should not turn that exception into an indefinite cash-only policy for everyone. If it is asserted, show the notice and relevant payment history to qualified help. Meanwhile, resolve how to make the current payment through an accepted route before the due date. Posting a complaint about a portal fee does not itself deliver rent. Distinguish the time you initiate a transaction from the contractual or legal rule governing when payment is received.
If a disability affects access to a payment method, identify that as a separate reasonable-accommodation question. For example, a tenant may need a different communication format or assistance arrangement to complete the payment process. Explain the barrier and requested change through the appropriate route while confirming how current rent will be paid. The general payment-method rule and disability accommodation can both be relevant, but neither should be described as a reason to ignore an approaching deadline. Ask qualified help when the processes conflict in practice.
Ask for a usable payment record
For cash or a money order, request a signed, dated receipt at the time of payment and keep your own copy. Record the rental period and address so the amount is not confused with a deposit or another charge. A money-order purchase receipt shows that an instrument was bought; it may not prove the landlord received it. For a check or electronic method, retain the relevant confirmation and bank evidence. If a payment is returned or rejected, preserve that information and seek advice promptly rather than assuming the attempted transfer resolved the obligation.
Handle a third-party payment carefully
DRE explains that a landlord must accept payment on a tenant's behalf when the required written acknowledgement is provided, making clear that the payer gains no tenancy rights through payment. This can matter when a family member or assistance programme helps. Ask what acknowledgement and verified payment details are needed instead of assuming the helper must join the lease. Do not send funds to newly changed account details without independent verification. A legitimate method and an accurate recipient are separate requirements for a successful payment.
A portal with a processing charge
Illustrative example: a tenant is told to use an electronic portal that adds a fee. They ask for the permitted nonelectronic alternative and instructions early enough to pay on time. They do not deduct the disputed fee from the rent total or wait until the due date to discover where a check can be delivered.

Questions that come up
Can a landlord always require cash after one returned check?
The guide describes a restricted exception with notice and timing requirements, not an unlimited policy. Obtain advice about the actual notice and facts.
Does my money-order purchase receipt prove delivery?
Not necessarily. Keep evidence that the landlord received the payment and identify the rental period it covers.
